Why Every Great Build Starts With a Free Pre-Construction Consultation

Most people think a construction project begins when the crew shows up and the first shovel breaks ground. In our experience, the projects that finish on budget and on schedule actually began weeks or months earlier — in a conversation. As general contractors who have worked across the Lowcountry for more than 30 years, we can tell you the single most valuable thing you can do before you build is also the cheapest: sit down for a free pre-construction evaluation.

Here's what that evaluation covers, why we offer it at no cost, and how it protects your money long before anyone pours a footing.

A budget reality-check — early, and honest

Almost every project we see starts with a number in someone's head. Sometimes that number is realistic. Often it reflects prices from a few years ago, or a magazine spread that quietly cost three times the estimate.

A pre-construction evaluation is where we reconcile the vision with the numbers — before you're emotionally and financially committed. We'll talk through:

  • The scope you actually want versus the scope you think you can afford
  • Where the money tends to go on a build like yours
  • Which choices give you the most value, and which quietly drain a budget

We'd rather have the hard conversation for free at the beginning than watch a family get halfway into a build and discover the plan never penciled out.

Site, soil, and drainage — Lowcountry realities

Building near Charleston and Summerville is not like building on high, dry ground. Our soils hold water, our water table sits close to the surface, and drainage is something you engineer, not something you hope for.

During the evaluation we look hard at the land itself:

  • How the site drains, and where water wants to go
  • Whether soil conditions point toward a slab, a crawlspace, or something more involved
  • Grading and stormwater considerations that affect both cost and permitting

Getting this right on paper is a fraction of the cost of discovering it after the foundation is in.

Flood zones and elevation

Much of the Lowcountry sits in a designated flood zone, and that designation shapes everything — how high you build, what your foundation looks like, and what your long-term insurance picture will be. A pre-construction evaluation is where we surface those requirements early, so elevation and flood considerations become part of the design instead of an expensive surprise.

The most expensive changes in construction are the ones you make after building has started. Nearly all of them can be avoided at a table, with coffee, before anyone orders material.

Permitting — because the rules change block to block

One of the most misunderstood parts of building here is that the permitting authority isn't the same everywhere. A project inside Summerville town limits, one in unincorporated Dorchester or Berkeley County, and one in the City of Charleston can each answer to a different set of rules, timelines, and inspectors.

Part of our job in pre-construction is knowing which jurisdiction governs your parcel and what that means for your schedule. Understanding the permitting path up front is often the difference between breaking ground in weeks versus months.

A realistic timeline

Once we understand your scope, site, and jurisdiction, we can give you an honest read on timing — design, permitting, and construction. Not the best-case number you want to hear, but the real one you can plan your life around.

"But I don't have blueprints yet"

You don't need them. Some of our best projects started with a rough sketch on a legal pad, or a folder of photos on someone's phone. Blueprints or a napkin sketch — either is enough for us to begin a productive conversation. The evaluation is designed to meet you exactly where you are, whether you've hired an architect or you're still dreaming out loud.
