Building for Lowcountry Humidity, Storms, and Soil

A custom home in Mount Pleasant lives or dies on how it handles three things: moisture in the air, wind off the water, and ground that moves under the foundation. Get those right at the design stage and the house lasts. Miss them, and you're fighting problems the whole time you own it.

I've built and renovated homes across the Lowcountry long enough to know that the details you can't see after drywall goes up are the ones that decide how a house holds up out here.

Why does humidity cause so many problems here?

The air in Mount Pleasant carries moisture nearly year round. That moisture wants to get into your walls, under your floors, and into your crawlspace, and once it's there it feeds mold and rots framing from the inside.

The fix isn't one product, it's a chain of decisions. How the site drains. How the crawlspace or slab is treated. Where the vapor barrier goes and how the wall assembly is built so it can dry when it does get wet. I plan the whole assembly to move moisture in one direction, out, instead of trapping it inside.

I also pay close attention to the mechanical side. HVAC that's oversized short-cycles and never pulls enough humidity out of the air. Right-sizing it and planning for how the house actually breathes matters more here than almost anywhere I've worked.

How do you build for storms and wind near the coast?

Being close to the water means designing for wind loads and water intrusion from the start, not bolting on protection later. That shapes the framing, the connections between framing members, the roof structure, and how the whole house ties together from the roof down to the foundation.

The connection points are where wind does its damage. A roof that's properly tied to the walls, and walls tied to the foundation, gives the house a continuous load path so wind forces have somewhere to go. Windows, doors, and how they're flashed and sealed matter just as much, because that's where wind-driven rain tries to get in.

What your specific address requires depends on how close you are to the coast and the flood and wind zone it sits in. Your local building and permitting office can confirm exactly what applies before you commit to a design. I build to what the site calls for and coordinate that during pre-construction so there are no surprises later.

What about the soil under the house?

Lowcountry soil is not the same lot to lot. You can have sandy, well-draining ground on one street and soft, wet clay a few blocks over toward the marsh. That variation drives what kind of foundation makes sense.

That's why I don't guess on foundations. A soils report tells us what we're building on, and the foundation gets engineered to that. Sometimes that's a slab, sometimes it's an elevated or piling-supported structure, especially closer to the water and the tidal areas around Shem Creek and out toward the marsh edges.

Skipping the soil work to save time is where I see homes get into trouble. Foundations that settle unevenly crack finishes, stick doors, and cost far more to chase down after the house is finished than it would have cost to do the site work right up front.

What should I plan for before we break ground?

The biggest wins on a Lowcountry home happen before anyone pours concrete. Pre-construction is where I walk the site, look at how it drains, how it sits relative to the road and neighbors, and where the sun and prevailing wind hit it.

Here's what I want figured out early:

  • How the lot drains and where water goes in a heavy rain
  • What the soil report says and what foundation it calls for
  • The wall and roof assemblies, so moisture and wind are handled by design
  • Material choices that stand up to salt air, sun, and moisture
  • How the permitting and inspection timeline lines up with your schedule

Material selection matters more here than in a drier climate. Exterior finishes, fasteners, decking, and trim all take a beating from salt air and humidity, and choosing the wrong ones shows up fast. How long does a custom build like this take?

Honestly, the timeline depends on the house. A straightforward design on a clean, well-draining lot moves differently than an elevated home on soft soil with a complex roof and high-end finishes.

Permitting and inspection timing also depend on the county's current queue, and that's something they can tell you where it stands right now. What I can do is build a realistic schedule during pre-construction and keep you in the loop as we go, instead of handing you a number that sounds good and then falls apart.

The part I control is sequencing the work so trades aren't stepping on each other and weather delays get managed instead of ignored. Rain is a fact of life here, and a schedule that pretends otherwise isn't a real schedule.
